SAMRAJYA – Great Project in the making
Dear Jitendra Pethkar,
I am one off your customer in Samrajaya Phase I; I should appreciate the fact that you have conceptualized a good project. Also the rates when I booked were really competitive. I had done a bit of research on the Pune real estate before booking my flat. When I compare the rate offered by the other small builder around Pethkar project with that of you’re, I found it really competitive and more so with the amenities and all money in white makes it more attractive.
Also the after sales service for core service is excellent, as I am not in town the office Personnel keep calling and reminding me of the short fall in the maintenance and core service well in advance so that I don’t pay penalty.
I understand you increasing the rate because all the builders around the country and the world are riding the reality wave. At the same time you should be well planned for the down trend.
But with higher rate comes better service and higher expectation also, which needs to be the best in class.
The service that you offered for 1400/- cannot be the same, at what you offer for 5600/-, Also the expectation for the customers keep growing and you need to take steps to exceed their expectation.
I incidentally happened to find the blog on Pethkar Projects and was sad to see all the criticism against the Project. It is my sincere advice to you not to take the ‘blog attack’ in person and take it as a feedback which you can keep working on and improving your service.
There is lot of blog that have mentioned Pethkar project some for the good reasons and some for bad. And you being a Top guy for the project should make responsible comments especially on the Public forum. “With Power comes greater responsibility”.
Also I would like to share my experience with you around two year back when I had came to book the flat after the booking I wanted to meet you as I understand that you were the man responsible for Marketing and the Lady sitting at the counter was so arrogant and denied any appointment with you, I was annoyed during that time.
If your time is important, customer also values his time.
And the best way to address grievances is to meet them in-person, may be individually or in general body meeting.
Hope you all the best for the projects ahead and wishing Balwantpuram all the success.

IS THE SWIMMING POOL READY?
The headline on top looks too rosy; it says: Pethkar Projects launches Samrajya, township with swiming pool in Balwantpuram at ShivtirhtNagar on Paud Road in Kothrud.
Please read ahead and you can observe that the ‘INABILITIES’ are demonstrable after marketing is ‘over’. Here the headline much highlights the “swimming pool”. Though in reality there is a much of a different flip side. Is much highlighted swimming pool ready as yet? Yes, it ‘was’ going on; the construction even started! But now construction of this swimming pool is halted since a month now. It may be surprising but the pool was ‘under construction’ during the booking season that is during the launch of the new phases of this scheme. Though, once the booking season was over, pool-work seems to have halted. Moreover, instead of a nice pool-view residents are now experiencing a stinking bay – a mosquito-friendly murky pond formed due to midway-paused construction work, which is imposing a tremendous health hazard.
Forget about the pool for now; it’s anyway raining. About “Landscape gardens with clubhouse incorporating modern social, sports and health facilities”; it’s still seen only on the paper. “Exclusive children’s play area and jogging track”, printed on the broacher is still just sitting idle inside the office. On the other hand, it was observed that children in the LABOR CAMP of Samrajya are enjoying a play-area for entire day inside the labor camp – An area temporarily arranged as a residential zone for the construction labor. Certainly there is an ‘incapability’ demonstrated just for making temporary arrangements for the children of residents in Samrajya. Garden benches were found lying unpacked near the main gate, and are still not installed since last six odd months. Now, people are worried if the space is planned for amenities or will it be utilized for some construction of the future phase.
During a visit to this campus along with a senior journalist in the town, it was evident that there are lot of problems related to elevators and the power backup, and that the security in the areas like staircase, terrace and parking was found obscure. Few senior citizens strolling by the campus pointed that the emergency systems need to be in place, and that maintenance office need to work as an efficient customer care unit than a good-looking-bureaucratic-setup. Exactly the same picture and attitude is reflected in the customer-dialog demonstrated under this blog also.
People have paid heavy amounts of about a lakh against the one time maintenance of building and the amenities, though the amenities are themselves absent. It is understood that Phase-I possessions began almost a year and a half ago. But the amenities are only in the air. Poor capability is evident after marketing is over.

Like your quick reply to blog, I will appriciate if you spare some of your time; visit new maintenance office(without taking any site engg or anyone), check compaints file, ( dont ask them anything is pending or not) and check how many compaints are pending from last 1-2 months.

It seems that you know more than us about our procedure of work. for your information i would like to tell you that i personally take a weekly review of complaints that are registered at our office. Its true that there are some complaints which are pending for more days, the reason behind it is either they are not under our scope or they are not at all genuine. we are committed for complaints which come under our scope such as leakage, seepage, etc.
i request you to kindly elaborate any one of your complaint which has not been attended for more than 1-2 months. if you are true for your statement then you will cerainlny reply me your concern.

Pethkar project... ask previous customer before buying it
- Very poor communication with customer, they claim they have website thro' which you can monitor but dont give any info about your flat on that website. result in bad amenities, no customization of flat, and if someone want then architect dont allow also.
- All employee are mostly fresher or dont have work experience, i have seen children ( below 18age) working on site. very poor finishing work and plenty of problem and which are not getting resolved bcos they dont have skilled workers. Also for small small changes or fixes you need to call them 100 times, you take appointment with site engg and still no result.
- Qulaity of material, BAD tiles, poor skill contractors, problem in electrical switches, lift it goes down every week and still no sign to fix it properly.
- generator back-ups problems
If pethkar owner think there is not problem or they trying to solve problem then please check complaint book or talk with Sr engg and there are complaints which are older than 1 yr.
Pethkar Owner, I will really appriciate if you take above step and talk with each and fix there problem.
overall pethkar samrajya does not have a (very) good customer feedback at all.

It seems from your scrap that you are having many misconceptions into your mind. I would like to make it clear that we had never said that we provide customer followup procedure through our website. Our website gives crucial data related to upcoming project only.
Every builder has its own policies related to carryout changes within a flat. we do not allow any changes inorder to avoid delay in possession resulting into heavy losses in rent and EMIs to our flat purchasers.
Our engineering team comprises of BE and Diploma holders in Civil Engineering with sufficient work experience. if you have seen any candidate below age 18 then kindly prove it or stop talking rubbish things.
For knowing our statistics related to our specifiations you need to talk to our Engineers & Architects. Every item within a flat is finalized after putting much though into it. If you could spare out of your waste time then we can explain you this in detail.
Mr. Vini, I think you are un aware of the only maintenance office set by us in C Wing parking space only to help our existing customers to resolve their problems. As per our record we dont have any issues pending for more than a week and you are talking about problem lasting for 1 yr. keep yourself updated.
Our reputation has built only because of good customer service, better product and our commitment towards providing better living. But somehow there are some handy of waste people like you, who try to mislead others with an intention to get attention.
We believe that a genuine customer has complete right to understand the builder and his procedures before he or she finalize their dream home. I hope you will understand what i mean, and if not then u desparately need a counsellor.

DO ASK THEIR EXISTING CUSTOMERS and VERIFY BEFORE BUYING
1. No planning of the construction phases. No proper dialog with support systems. Result – Incomplete amenities. Improper approach streets.
2. Employment of poorly skilled workers. Result – Poor finishing work and plenty leakages.
3. Outsourcing to sub-standard electrical contractors. Result – Mal-functional elevator (lift), poorly managed generator back-ups, poorly managed emergency system, faulty wiring and switching in the flats (due to lack of documentation of electrical wiring), bad quality electrical fittings, a list never-ending.

I know that in a bunch of wise people there has to be a single head of negative thoughts. But considering these thoughts as our short comings, we will strive hard and come out more strongly in near future.
We believe that before executing any task we need to acquire sufficient data related to it and then carry out that work, so that it will help the user for a longer period. Balwantpuram Samrajya???
Balwantpuram Samrajya?? Pethkar Samrajya does not have a very good customer feedback at all. Pethkars who are talking of ultra-modern and hi-tech amenities do not have proven track record and neither they are striving for proving it now. Before talking about high-end, they are NOT successful in providing the important bare-basics including utility shops, uninterrupted elevators, adequate water supply, vigilant security and functioning of streetlights for the connecting streets with PMC's help. The delivery of amenities to flat occupants is happening at the pace of ant’s walk. The inconvenience caused to old flat occupants due to their new construction is ruthless; earth-moving equipments are still passing thru the inner roads where the children of flat occupants play during the summer vacations. (There is no separate play area for childern as of now.) Quality of vitrified tiling currently provided is really poor. Luxurious amenities inside the apartment look shabby and function pathetically. Simple amenities like electric switch boards provided in the apartments simply do not work!!!
